What Else Do We Do For You?

Our team not only ensures that you satisfy your legal obligations, but they also protect you throughout and alert you to potentially costly pitfalls, such as:

What Are The Costs?
The conveyancing process, Lawyer and team are included within the professional fee (inc GST). Our professional fee is 100% fixed. The only other cost you need to consider are the mandatory searches.
As part of a safe conveyance, we must order third party searches to include into the Section 32 (Vendor Disclosure Document) as required under Victorian law. We will order the searches on your behalf, pay costs up-front, and then pass these costs onto you when your Section 32 is ready to be issued to you or your agent.
Please note that conveyancing fees are dependent on property type, City Council (at time of order) and lot specifics. So request a quote now to receive up-to-date prices.
As per our guidelines, we RENDER SERVICE FIRST. Our first invoice (retainer) and searches will be sent once the Section 32 and Contract are drafted. The balance of actual conveyancing fees is payable at settlement.

What Are 3rd Party Searches?

A Search or Certificate reveals information specific to the property. These documents are mandatory and part of the statutory requirement to sell property. These searches are enclosed in the Section 32.
It is extremely important that you provide the prospective purchaser with a signed Vendor’s Statement (also known as a Section 32 Statement), which discloses all the searches and information as is required under Section 32 of the Sale of Land Act 1962.
If the Vendor’s Statement is not provided to the buyer beforehand or if the Vendor’s Statement contains incorrect or insufficient information, the buyer will be entitled to take legal action or withdraw from the sale without any compensation to you. This means complete, insured, and up-to-date certificates are a must for a safe and smooth sale.
What Searches Are Included In The Selling House Package?
Our package includes the minimum searches needed to comply with the legislative requirements. Again, search costs are Council specific, so please request a quote to get specific pricing for your property.

Registered Search Statement Provide title particulars, ownership details and encumbrances on title
Copy of Plan Provide a map of the location of the Lot, dimensions, gradient and other physical features of the Lot
Land Tax Clearance Certificate Provide details on any outstanding payment of land tax due to the Office of State Revenue.
Land Information Certificate Provide details of the rates payable for the current billing cycle.
Water Information Statement Special meter read & fixed charges payable for billing cycle.
VicRoads See if property affected by public proposals or compulsory acquisition.
Planning Certificate The details of Zones and Schemes applicable to the property.
Bushfire Prone Details if the property is part of a bushfire prone area or not.
Extract of Priority Sites Details if there are any contaminants on the property.
Settlement Attendance Representative to meet with other party to complete the transaction.
File Opening Fee Data protection and electronic encoding.
Postage Delivering original documents in the transaction (excludes courier). Authorities still require a hard copy of documents.
