Acting as your legal representative, our team will work with your bank, the buyer’s solicitor and other related parties to set the groundwork for a successful and smooth settlement.

What’s Included In Our Start To Settlement Service
We’ll do the legal paperwork on your behalf…
Drafting required sale legal paperwork and providing you with the First Suite of Documents.
Mediating Buyer requests; Receive notification from Buyer’s Solicitor regarding satisfaction or otherwise.
Provide you with Transfer documentation for signing and provide same to the Buyer’s solicitor.
We’ll work with the Buyer and 3rd parties to settle bills…
Liaise with 3rd parties like mortgagee & bank to ensure that all parties are prepared for Settlement.
Preparing & confirming adjustments – land tax, rates, etc – make sure fair claims are made by the Buyer.
We’ll attend settlement to make your property sale final….
Preparing for Settlement on Settlement Date; Send Lawyer if required.
Letting all parties know of success and to deposit the funds in your account.

What Else Do We Do For You?

Our team not only ensures that you satisfy your legal obligations, but they also protect you throughout and alert you to potentially costly pitfalls, such as:
  • Risk of having your transaction cancelled or delayed; as a result of missed due dates, legal requirements, etc.
  • The risk of being overcharged; The buyer will claim adjustments. We’ll make sure it is fair.
  • Any other “surprises” associated with conveyancing; Lost paperwork, settlement issues and bank problems.
As your conveyancer, we are your professional risk managers.


What Are The Costs?
The conveyancing process, Lawyer and team are included within the professional fee (inc GST). Our professional fee is 100% fixed. The only other cost you need to consider are the mandatory searches.
As part of a safe conveyance, we must order third party searches to include into the Contract Of Sale as required under QLD law. We will order the searches on your behalf, pay costs up-front, and then pass these costs onto you. For Land, the only search required is the Title Search.
As per our guidelines, we RENDER SERVICE FIRST. Our first invoice (retainer) will be sent when we issue the First Suite of Documents. The balance of actual conveyancing fees is payable at settlement.

What Are 3rd Party Searches?

A Search or Certificate reveals information specific to the property. These documents are mandatory and part of the statutory requirement to sell property. In Queensland – to sell a land – the only requirement is the Title Search. That’s it!

Interstate buyers may be wondering about the lack of searches for Sellers. The responsibility of ordering searches falls on the Buyer in Queensland. Not the Seller. Our package includes the minimum searches needed to comply with the legislative requirements.
