Having a Lawyer review your Contract of Sale is the most value-added step of the entire transaction. This is where you will benefit from legal advice that will 1) rebalance the contract in your favour and 2) make you aware of adverse risk BEFORE committing to a purchase. So send the Contract Of Sale in and:

Conveyancing is the legal process of changing the ownership of property from one party to another. And the moment the Contract is signed is the moment your team gets into heavy gear!
As part of our sophisticated process, your Lawyer will brief and direct your Conveyancer. As an added measure of protection, the Lawyer will always be required to sign off on the all Conveyancers work.
The role of the Conveyancer is to manage the Banks, Customers, other-side, Council, Water Utilities and circumnavigate the tedious immovable rules these big organisations typically have. And your Conveyancer is here to curate the best possible settlement experience for you.
Your Conveyancer will:
  • Hold your hands throughout the conveyancing process;
  • Organise, anticipate and make sure you meet all statutory requirements;
  • Double confirm and get sign-off from the Lawyer;
  • Should anything go wrong, work hand in hand with the Lawyer;
  • Set the groundwork for you to reach an on-time settlement.

Debt Is Prevented
So you get the property with zero bills owed
Which results in SETTLEMENT TRANSFERRED DEBT. Should unpaid bills not be discovered during the conveyancing process by error, outstanding debts will be transferred to you, the Buyer.
Significant debts could include: Unpaid Land Tax, Accrued Council Rates, Water Bills to make the garden pretty for sale, Outstanding Body Corporate.
To protect you against this, and make sure that you get the property with zero owed, your Conveyancer will order “Search Certificates” from 3rd parties like the:
  • Land Tax Clearance – Find out land tax due to the Office of State Revenue;
  • Local Council Rates – Details of the rates payable for the current billing cycle;
  • Water Certificate – Details of fees payable for the current billing cycle.
Your Conveyancer will tally up the amount owed and ask the Vendor to pay the bills before settlement happens. This is where your Conveyancer will add value and security to your transaction. It gives you the certainty of no settlement transferred debt.
What you get: No surprise, out of pocket costs at settlement.

Settlement Attendance
We’ll Meet With The Seller’s Solicitor And The Bank
The final step is Settlement. And that’s the day you assume legal ownership of your property.
What happens is that the Seller’s Representative, The Bank, and your Conveyancer meet at a pre-arranged settlement office to exchange paperwork. There the Title and official documents are checked, confirmed by all parties and settlement is agreed upon.
And when all parties are happy, the paperwork is stamped, and the funds are released. The Real Estate Agent is then authorised to give the “OK” to give you the keys.
